Overall Lakeland real estate sales activity remained very active and strong last month with a total of 244 Lakeland homes sold in April. Average and median prices are still declining from the previous year. The government’s tax credit program for homebuyers and low mortgage rates surely has impacted strong sales activity. However, it did not translate to higher prices with the blame going to high unemployment rates and stricter mortgage lending guidelines for individuals. -- Petra Norris
Newly listed homes for the period of April 16th through April 30th decreased to 158 Lakeland homes for sale. The average sales price of Lakeland homes listed with area Realtors® decreased to $167,036 from my previous report. The total inventory for homes for sale still hovers around 1,900 -- Petra Norris....
Lakeland real estate sales activity continuously increased the past few months and March showed great improvement. Although there were 235 Lakeland homes sold in March, such number I have not seen since 2007, average and median prices took a double digit steep decline at about 14% from the previous year.
In my last month Lakeland Real Estate market report, I asked the question, “Will the roller coaster ride continue in 2010?” Folks, brace for a nose dive! Although there were 152 Lakeland homes sold in February, average and median prices took a double digit steep decline. A total of 563 properties are currently actively being marketed that are facing foreclosure. There were 69 Lakeland homes newly listed in the distressed category with average prices of $132,768 or $73.95 per square foot. -- Petra Norris

Currently, there are 1878 homes for sale throughout Lakeland – as of 01/08/10. Newly listed homes for the period of December 16th through December 31st totaled 121 Lakeland homes recently came on the market. The average sales price of Lakeland homes listed with area Realtors® for decreased to $197,553 from my previous report.

The Lakeland Police Department is changing their beats to improve officer assignment and response flexibility. In the past, LPD utilized smaller single officer assigned beats. Two or three officers will be assigned to each of the new zones. LPD Lieutenant Jody Sisson, who participated in the remapping project, says the new beats allow officers to work together in between calls to target problem areas.
Local first reported the news of the George Harris Memorial Arch on February 6th. At that time, Anne Furr, the director of the Lakeland Downtown Development Association, hoped the arch would be finished for a dedication in late April or early May. The arch was completed ahead of time. The public is invited to the dedication this Thursday, April 2nd, at 5pm at the SW corner of Munn Park. (Before view of the corner.)
